For the past two years, there are many people who have been sitting on the fence asking themselves: “is it time, has the market bottomed out yet?”  Well, all indications point to “Yes!” it is time to jump off the fence and BUY NOW! This may not be the case in other areas of the United States, but Naples, Florida is different from most other areas of the country, and even other areas of Florida as well. This is a complex marketplace and one can not apply what the media is saying about real estate trends to all housing markets across the board.  One problem we are having here in Naples is simply overcoming the national press, because what they report is not what’s going on here. The Naples market is propelled mainly by second home buyers and those looking for the perfect retirement home in paradise. These buyers are generally not as affected as the average working person by economic downturns and often have saved cash to purchase their home.  Here are the 17 reasons that say, THE TIME IS NOW TO PURCHASE PROPERTY IN NAPLES.

 

            ONE---    Because the housing market screeched on its brakes a few years ago, we now have a huge supply of homes on the market. With this huge supply comes a wonderful opportunity for the buyer to find exactly what he or she is looking for.  The large inventory is like having your every wish come true as you choose your dream home. Location, style, amenities, granite, stainless, tile, pools; there is just so much to choose from. Now in today’s market, you have a magic lantern, you’re the genie and all your wishes for the perfect home can come true!

            TWO---    Now, as we look at this large inventory we come to the next reason to purchase now and that is price. Across the board prices are down, and in most cases, they are back to where they were in 2003. Every community has been affected with price reductions and some communities more than others. Your dream home in paradise is now affordable.

           THREE---     In Naples, Foreclosures and Short Sales are also affecting the market. With patients, good realtor experience, legal guidance, and sometimes just sheer will, there are some exceptional deals available. The properties can be purchased at a fraction of the assessed value.  I will devote another article to the pros and cons of bank owned properties and short sales because of the complex nature of these types of sales. What I can say is that these present great opportunities for buyers while they last.

            FOUR---  While I’m on the subject of foreclosures, let me say that if you are renting, NOW is the time to stop renting and buy. You can’t be secure in a rental because you don’t know if your land lord is having financial problems and if his home is foreclosed on, you are forced out to the street.  There have been many tenants surprised with a three day notice to vacate their home. If you can, now is your chance to buy at affordable prices.

             FIVE---    The stock market is not doing well (now that’s an understatement!) and historically, a good place to put your money when stocks are down is in real estate. With real estate, no matter what it’s doing at the current moment, it will eventually increase in value. As long as you can afford to maintain it for a few years, history has shown that in the long run, you stand to make a profit.

             SIX---    Interest rates are still low. If you need a mortgage, contrary to what you may be hearing, there is mortgage money available. By the way,  now you have to actually qualify for the mortgage; no more “you don’t have documentation… no problem, of course you can have a loan!” Take advantage of the low rates and buy now.

             SEVEN---    Here’s a fact: More homes are selling this year in Naples than last year. For most of 2008, home sales are up over last year: 37% increase in July, 34% in August and 55% in September. Now, that’s a trend. The good deals are being gobbled up by smart buyers and investors. Augusts’ best deals are GONE! September’s best deals are GONE! Soon October’s best deals will be GONE. For now, we STILL have new deals that are coming on the market, but eventually the deals will become fewer and fewer and that’s when prices will start to rise. In a few communities, I have seen this happen already. I had this happen to two different customers of mine recently. In the spring, they found “their home” in Pelican Bay and decided to wait a while to buy it. A month ago, they called me to tell me they were ready to buy “their home”. Well, the home they wanted for $699,000 in the spring had sold and now to get into that same community, they would have to pay $850,000! The other customer missed out on a home they liked in the spring for $373,000 and in that community now, the homes are selling at $450,000.  Not all communities are at this point yet, but I can see the handwriting on the wall of what is coming very soon. Don’t lose the good deals that are out there right now because they won’t last and you might end up waiting too long and price yourself right out of your dream home.

               EIGHT---    Here’s another fact: Sales here in Naples are “seasonal” and most homes sell between January and May. This “season” will present many buyers the opportunity to purchase and make the deal of a life time. This will eat into the inventory so you’ll have less to choose from. Also, this peak season buying frenzy will eat up some of the best deals and leave you with higher prices or less home for the same price. Do yourself a favor and buy now, before season is in full swing. Home prices are already up by 15% in 2008 over last year, and we haven’t gone into season yet!

              NINE----     For those of you who are living up north, and need to heat your home this winter, the time to buy in Naples is NOW. No more heating bills with oil at $4.00 a gallon. Come down to Naples where the weather in winter is Fabulous!! Sunshine every day, no rain and no humidity all winter. Last January I remember my daughter calling me from the Boston area and telling me it was 8 degrees and snowing. It was the third time that week it had snowed. When she called, I was sitting outside under the stars, wearing a short sleeve dress at Campielo’s on 3d St. having dinner with a friend. I was feeling so grateful to be in Naples enjoying the “winter” and thrilled that I didn’t have to scrape the ice and snow off my car to get home.

               TEN---                        OK, now that we’re talking about snow, there is another reason that you should buy a home in Naples, now. You can save lots of money because you do not need to buy another snow shovel or snow blower or pay to have your driveway plowed ever again. Savings of $50 to $5000!  Plus, your time is worth something. Think of all the time it takes to deal with the snow. Boots on, gloves off, sweater on, coat off, scarf on, muffler off, hat on, ear muffs off, long underwear on, vest off, sweat shirt on, jacket off… All the time it takes to put everything on and off, at $25 an hour about 2 hours a day for the entire winter, that’s a savings of $75,000! (150 days at $50/day) J I prefer sandals and shorts myself…fast, easy and a big savings!

               ELEVEN---                        The Euro has been strong, the prices have been low and the sellers are willing to negotiate.  The smart European investors are coming over and taking advantage of this buyers market. Get off the fence and learn from the Europeans; now is the time to buy…they are! If you are from Europe, welcome! Now is the time to buy before the Euro starts to drop as some are predicting.

               TWELVE---                        Cash is king! If you are a cash buyer, now is definitely the time to buy. A seller is even more likely to be ready to make a deal with you if he knows there are no mortgage contingencies and you can close in 30 days. Cash has always had clout, but now that prices are already low, you can capitalize on those prices and get them even lower with a cash offer!

              THIRTEEN---                        Now is the time to get into a community that you might not have been able to get into before because the prices kept you out. You might be able to get right  on the beach now, where as four or five years ago you might have needed close to a million dollars, now you can get a beach front condo for about $600,000 or less! Or maybe your dream was a bundled golf community, or a single family home with a pool and spa. Now that the prices have adjusted to such a degree, this is the time to realize your dream and get into the home you’ve always desired.

Almost every community in Naples has a few homes that are value priced below all the others. Naples is one of those areas that is unique and highly desirable. That’s why the real estate here does not follow the rest of the country’s market trends. We are recovering now, and I expect that the prices in season (that’s late winter and early spring) will start to go up. I believe that when people start to notice that this is happening, we will even have a little bit of a buying frenzy. No, I don’t see a repeat of the crazy 2004 market, but I really think we’ll see some communities take a hike up in prices. That’s why I am telling you that the time is NOW to buy while you can still get the best deal with the most to choose from. I know this market, I know the communities and I have already seen some changes that suggest a bouncing up of prices. In order for you to get the best deals, get off the fence and buy now so you won’t be left high and dry, wishing that you had acted sooner.

    Naples Real Estate Information for International Buyers

    The Basic Steps to Buying Real Estate in Florida:

    • Buyers must be pre-approved for mortgage by a lending institution, or cash must be readily available.
    • I will speak with you and identify buyer needs and locate property.
    • When property has been selected for purchase, the buyer gives a deposit with an offer to purchase.  This deposit is held in escrow until the offer is accepted.  If the offer is declined, funds are immediately returned to the buyer.  International buyers should have access to at least $3,000 U.S. through cash,checks or traveler’s checks.
    • Accepted offers usually close in 30 to 60 days.
    • An additional deposit is required (usually 10% of purchase price) and held in escrow until closing.
    • The buyer will need to open a local bank account.  Prior to closing, the buyer who will be getting a mortgage, will need to deposit cash:
      • an amount equal to the down payment
      • approximately six months of mortgage payments
    • Transfer of the property deed and all legal documents will be executed by a closing company or attorney.
    • Buyers do not need to be present at closing. Fax/ Mail/ Signatures

     

     

    Financing and Mortgage:

    • Mortgage programs are available for those who qualify and do not choose to pay with cash.
    • Programs are offered through licensed mortgage brokers and banks (local or national).
    • The rates in Naples are very competitive and depend on each individual’s credit rating.
    • For the serious buyer, being pre-approved for a mortgage is the first step in the home buying process. 
    • The buyer will need a letter from his/her banker stating that he has sufficient capital recourses or sufficient income to purchase a home at a certain price point.
    • The typical deposit needed would be 20% to30% of the purchase price in cash.

     

     

    Tax Implications:

    • International buyers will be subject to state and county taxes at the time of purchase, annual taxes based on the value of the property, and on gains when the property is sold.
    • International buyers are eligible to defer taxes on gains by completing a 1031 exchange.  For further information, contact a 1031 exchange specialist.
    • Foreign sellers must comply with the IRS reporting requirements.
